AV growth hinges on two basic factors: affordable housing and the necessary dirt on which to build them, affordable housing will keep the AV growing, the savings for an AV home is staggering, the
affordability component cannot be beat!
- the AV has 25,000 homes approved, but only a fraction of those are under construction
- statewide, economist expect to see Cal grow by 350,000 per year, with inland areas, like the AV, ripe to take advantage of this growth.

The Los Angeles County Economic Development Corp. says that the AV, over the past 5 years, is growing twice as fast as the county itself. From April 1, 2000 until January 1, 2005, the population growth rate for
Lancaster was 12.5%. For Palmdale, that number was 17.2%. During this same time period,
Los Angeles
County grew at a 7.4% rate. The LACEDC said, that if you average Lancaster and Palmdale's growth rates over this period, the two cities are growing over twice as fast as the county as a whole. LACEDC went on to say that most of the new residents of the AV come from the
Los Angeles basin, with workers choosing to commute to gain homeownership.
New at the AV Mall site will be a Cinemark Theatre with stadium seating, 3 new restaurants, and a Hilton Garden hotel. Eventually, the theater inside the mall will be closed down and be renovated to provide 34,000 sq feet of new retail space.
Ritter Ranch is going to be much more than just a place to live. The community will include a swim club, equestrian center, golf course, schools, commercial property, 6,000 acres of conservancy, as well as 7,200 homes. It will be second to none, not just in the AV, but in all of So Cal. Ritter Ranch was first brought to the City of Palmdale in 1989, but a weakening economy and housing market, pushed it back years. Some of the builders that have shown interest in building homes in Ritter Ranch are Forecast Homes, Harris Homes, Pulte Homes and KB Homes, with others sure to seek a piece of the action.
URS Corp., the consulting firm preparing the master plan for Los Angeles World Airports, has projected, that the Palmdale Air Terminal, if the focus of expansion is continued, could have 400,000 annual passengers by the year 2008, and 1.2M by the year 2030. LAWA owns some 17,500 acres in and around the Plant 42 area of east Palmdale. Of the 5,700 acres on Plant 42 grounds, LAWA has 62 of those acres under lease to major aerospace and defense contractors. The future growth rate of Palmdale's air terminal will be primarily determined by how attractive of a venue it appears to be to other commercial airlines. Added incentives from LAWA could help this cause. Plant 42 is anchored by the big 3 of aerospace and defense, Lockheed Martin, Boeing, and Northrop Grumman.
Palmdale's new hospital, to be located at Tierra Subida (10th West) and Ave Q-8, has moved another step closer to ground breaking. The new facility will be called the
Palmdale
Medical
Center. The hospital could be open by the end of 2006.
The Antelope Valley is located about 60 minutes north of the Los Angeles metropolitan area and 90 minutes from World Famous Disneyland in Orange County and only 45 min from Mountain High Ski Resort.
The climate is sunny, dry and temperate with average high temperatures of 57 degrees in December and 90 degrees in June. The average elevation of the area is around 2500 feet, with mountains over 7000 feet nearby. On rare occasions it even snows on the valley floor, although it usually melts in a few hours. However, snow is often visible on nearby mountains several months out of the year.
Local Industry includes aerospace, with the famous Skunkworks facility and Edwards Air Force Base. Skunkworks is reputed to create a great deal of experimental aircraft.
